Guest Disclaimer and Booking Terms

By confirming your booking and staying at this property, the guest (you) agree to the following terms:

1. Short-Term Licence Only

Your stay is granted under a temporary licence to occupy the premises for the duration of your booking. This is a short-term arrangement for holiday or business purposes only.

2. No Tenancy Created

This agreement does not create a tenancy under the Housing Act 1988 or any other housing legislation in England. It does not confer tenant rights or constitute an Assured Shorthold Tenancy (AST).

3. No Exclusive Possession

You do not have exclusive possession of the property. The host (or their authorised representative) retains the right to enter the property at reasonable times for inspections, maintenance, safety checks, or in the event of an emergency.

4. No Security of Tenure

You will have no legal right to remain at the property beyond the agreed departure date. Staying beyond the checkout time without written consent may result in immediate cancellation of your licence and legal action to recover possession.

5. Nature of Stay

This property is offered strictly as short-term accommodation and is intended for transient stays only. This arrangement does not grant any residency or tenant status.

6. Reservation & Payment

  • Bookings are only confirmed once the applicable booking deposit has been successfully processed.
  • We reserve the right to decline any booking within 48 hours of the booking being made.
  • All subsequent outstanding amounts must be paid by the applicable due date. Failure to do so may result in cancellation and forfeiture of all amounts paid.
  • Guests are solely responsible for ensuring the property meets their requirements, based on the listing description.
  • By booking, you authorise us to charge your card for the rental fee and any associated services.

7. Booking Conditions: Party Size, Ages, and Composition

  • Guests must comply with all booking conditions set out in the property description.
  • We reserve the right to:
    • Verify your Identity via a third party provider, and
    • Refuse access to the property for non-compliance, and
    • Verify guest ages and passports on arrival.
  • If your party size or makeup changes after booking, please notify us in advance.
  • Hosting a larger group than agreed may result in a deduction from your security deposit and denial of access to the property.
  • If access is refused due to party size or composition, all amounts paid may be forfeited.

8. Works

  • Due to the nature of London living, we cannot guarantee that nearby maintenance or construction works will not occur.
  • Where we are aware in advance of works likely to cause significant disturbance, we will notify you and attempt to either:
    • Relocate you, or
    • Offer compensation (subject to agreement with the host) after your stay.

9. Cancellation

  • You may cancel within 24 hours of booking for a full refund (less a £95 + VAT admin fee), unless your check-in is within 14 days or the booking is a relocation.
  • After 24 hours, payments are non-refundable except if:
    • The property becomes uninhabitable due to force majeure (e.g. fire, flooding),
    • The host cancels the booking.
  • If guest and host mutually agree to cancel, a refund will be issued minus the same cancellation fee.
  • Travel insurance is strongly recommended.
  • All refunds are subject to transfer or processing fees (vary by payment method).

10. Issues During Your Stay

  • We aim to resolve material issues with the property promptly after being notified.
  • If the home becomes uninhabitable and cannot be remedied in a timely way, we will attempt to:
    • Relocate you to a comparable or better property, or
    • Provide compensation (not exceeding the rental value for the affected period and unspent nights).

11. Security Deposit

  • A security deposit of £500 (or more for certain properties) will be taken from your card before arrival.
  • Access may be denied if this payment fails.
  • Refunds are issued within 5 business days of departure (or longer if repair quotes are needed), less any valid deductions.

12. Bank/Card Charges

  • We are not responsible for any charges or losses incurred due to currency fluctuations or fees levied by your bank or card provider.
  • All charges are processed in GBP.

13. Check-In / Check-Out

  • For check-in/out times and other practical matters, please refer to property listing details, which form part of these terms.

14. Left Items / Deliveries

  • We accept no responsibility for items left in the property or for guest deliveries.
  • We may be able to return items upon request, subject to handling and courier charges.

15. Disclaimer of Liability

  • By booking with us, you agree that, to the extent permitted by law, the hosts, its officers and employees are not liable for any loss, injury, or damage incurred by you or your party in relation to any booking or tenancy, including any that fails to proceed, unless such failure is due to our proven negligence.
